As a small, family run, independent property, we ask for your understanding in respecting our cancellation, change and no-show policy
prices are in US dollars.
DEPOSIT - A non-refundable deposit of 1 night is required at the time of reservation.
THE REST OF THE PAYMENT:
during High Season payment must be made 2 weeks before arrival.
during the holiday season (Christmas, New Year, Easter) the rest of the payment must be made 4 weeks before arrival.
Groups - the rest of the payment must be made 4 weeks before arrival.
Cancelations
Single Room Reservations high season :
If the reservation is cancelled 14 days or less before the arrival then a charge equal to the full reservation amount will be made.
If the reservation is cancelled 31 or more days before arrival then a charge equal to the first 1 night ( non refundable deposit ) of the stay will be made.
Should the unexpected occur and you have to cancel your reservation, we will, as a courtesy, attempt to rebook your room minus non refundable deposit. The rebooked amount will be credited to your future stay.
Groups ( 3 rooms and more ) Reservations:
If the reservation is cancelled 30 days or less before the arrival then a charge equal to the full reservation amount will be made.
If the reservation is cancelled 31 or more days before arrival then a charge equal to the first night ( non refundable deposit ) of the stay will be made.

Change of dates is allowed with new reservations placed / travelled within 1 year of travel, if change of dates made:
Low Season reservations - 1 month before arrival.
High Season reservations - 3 months before arrival.
Holidays reservations - 6 months before arrival.
Groups - 6 months before arrival.
Changes to Reservations / Reductions made under special pricing ( long term, early birds etc ) will lose the discounts offered.
Subletting / Transferring your reservation to another party is allowed with written permission from Hacienda la Rusa.
No show - the total cost of the reservation is charged.
There are no refunds for late arrivals and early terminations.
We cannot be responsible for unused nights due to late or canceled airline flights, family emergencies, threat of bad weather and other travel-related mishaps or for changes in plans which affect your stay.
Please, get Travel Insurance to cover ALL potential loses.

Hacienda la Rusa is a small boutique villa and we do not have a 24-hour reception. Please let us know your arrival time so we can greet you, show you to your room, and give you a tour of the property and town.
If you need to arrive outside the check-in window, please request it 24 hours before arrival.
The late check out (departure) fee is 180 pesos for each hour after 12:00 p.m.
The early check in (arrival) fee is 180 pesos for each hour before 4 p.m. m.
we can store your bags for free. Please request luggage storage in advance 24 hours before arrival.
Our gates are always locked, for your comfort and privacy, ONLY registered guests may enter the property.
The door code will be sent to you 3 days before arrival.
Pets:
We accept your friendly and well behaved pets at no extra cost.
Maximum 2 pets per room.
rules :
- please do not leave your pets alone in the room
- please always keep your pet on a leash
- please do not allow excessive barking
- if your pets go bathroom on the villa territory, please clean up after them
- please do not allow your pets to enter the pools
- please do not allow wet or sandy pets on the beds.
- please do not use human towels to dry and clean your pets, we have special old towels for pets, if you need one, please ask.
If the rules are ignored, you will be required to pay an additional cleaning fee of $50 US dollars or $1000 pesos.
Our pets:
We have pets and we have an animal shelter that is 10 minutes from the villa. We are the best place for guests who love nature and animals, if you don't like animals, Barra de Potosi and Playa Blanca has a lot of rental places to choose from , you will be more comfortable in one of those.
Smoke:
please smoke on the beach or ONLY in a designated smoking place in the garden on the terrace above.
We are a perfect place to quit smoking!
A cleaning fee of $250 US dollars or $5000 pesos will be charged for smoking in or around the rooms.
Parking :
it is available at the front and back of the villa, across the street, in the area designated for Hacienda la Rusa guests only.
Location :
The property is completely walled for your security and privacy, so there is no sea visa, but Hacienda La Rusa is located at the entrance to Barra De Potosí on the right side (beach side). From our gate there are 30 steps to water and waves.
There is only parking and the restaurant between the Hacienda and the beach.
COVID-19 :
Hacienda la Rusa always strives to achieve the highest standards of cleanliness and safety. Even before Covid, we were cleaning and sanitizing everything and will continue to incorporate evolving best practices to mitigate the spread of Covid-19 and protect our guests, staff and our village.
